- Form Standards: Reduces maximum height from no limit (R-3) to 35 feet (R-2). Increases setbacks, with front setbacks changing from 5’ to 15’ and streetside setbacks from 5’ to 20’ (garage setbacks remain 20’).
- Uses: Eliminates many nonresidential and higher-intensity residential uses permitted or conditionally permitted in R-3

*The exception would be that there is a Development Agreement that would allow for legally permitted non-conformities including densities, height, and setbacks until which time the use ceases.
