Did you know that there is a 26% chance of experiencing a flood during the life of a 30-year mortgage, and just one inch of water can cause costly damage to your property? Keep in mind that flood plain maps are only estimates of flood hazard areas. A line on a map is no guarantee. Luckily, Garden City residents and property owners are eligible to purchase flood insurance through the NFIP because Garden City participates in this program. Although you may already have flood insurance through a homeowner’s policy, this flood insurance is backed by the Federal government and covers direct loss caused by surface flooding, that most other insurance does not cover. If you live in a Special Flood Hazard Area (SFHA) your mortgage lender required you to have flood insurance.
