1. WHAT IS THIS DEVELOPMENT APPLICATION ABOUT?

This application is part of a previously approved Specific Area Plan (SAPFY2023-0001 The Residences at River Club). It proposes a 134 residential lot subdivision with 6 common lots.

2. WHAT ARE THE KEY CHANGES IN THIS APPLICATION?

This application introduces:

Townhomes now constitute the majority of development in the East Sub-District.
The multifamily home has been removed from the plan.
The parking lot adjacent to State Street has been replaced with townhomes.
Townhomes are within the 35-foot height limit.

3. WHAT IS THE APPROVAL PROCESS FOR THIS APPLICATION?

The application follows the standard city review process, which includes:

Initial staff review and pre-application meeting
Design Review Consultation with a recommendation for a decision
Planning and Zoning Commission with a recommendation for a decision
Final decision by the City Council
